Best location if you want to be in the Bukit Indah area.
Located exactly opposite the Aeon mall, you just need to walk across the pedestrian crossing.
McDonald's is beside the hotel, burger king is opposite. There are plenty of eateries around the hotel within 2-5 minutes walk.
The hotel is dated, with a very basic room, although they have swimming pool & gym. It is not your holiday resort kind of hotel.

We booked family room. It is spacious with 2 double beds. It has 2 toilets. However the maintenance needed to be improved. Both toilet seats have already come out very dangerous. Its location is good, next door has breakfast.

The price is good and reasonable.
The room itself is small, comes with a small kitchen with pot, kettle, plates & cutlery. It has a TV and hairdryer too. The facility seems new but the only drawback is it can be very noisy at night due to the room facing the main road.
The owner is responsive in answering my question.
There is a nice bakery and a dessert place in the building itself. There are also good food nearby like Tasixi Dim Sum.
It is a 5 minute walk to Aeon Bukit Indah.
Will recommend and hopefully, can get another unit that is not facing the main road.

I’ve requested beforehand for apt key to be placed in mail box as I don’t drive, it will be too troublesome for me to travel to another place to pick up the key, but host forgotten about it and my family has to wait for 20 minutes for them to deliver the key. The unit furniture looks ok but the cleanliness is below expectations. Sewage smell in kitchen and toilet, rusty grills, mouldy tiles, stains on floor and basin, empty toiletries bottles, damp towels, cracked toilet bowls. I suspect bedsheets are not change as I found strands of long hair on the bed but no one in my family has long hair. Overall location is really good, if u don’t mind the cleanliness and dated hardware.

The apartment is quite clean. However we got a room at Tower A facing the high way. So at night, u can hear very loud car noise pass through. So if you are a light sleeper, better message the owner not to give a house near highway. It would be great to have water dispenser in the house. Shower amenities are not labelled. It would be best to label what is inside the bottles. No toothbrush provided. There is washing machine with free power detergent which is good. No bathroom mat is provided therefore bathroom floor is always wet after showering which could lead to fall. The view is awesome.

GGastnutzerhad to wait 10 mins at lobby even though we were there on time at 3pm upon checking in. Cleaning was then rushed to pass the key to us hence there's still rubbish on the floor and general cleanliness of the unit is doubtful.
Precheck in was completed online few hours before 3pm so the waiting part was really annoying however they replied quickly on WhatsApp on the status of what's going on and what's going to happen so at least the customer service was on point.
