The Koukaki Residence

Ripped off. Charged me $150 more than advertised price and didn’t notice until I already paid. Definitely needs attention to detail. Electrical tape hanging off exposed wires. Black hair in bath tub waste. Have to pay for over priced breakfast. No lifts so had to drag suitcases up stairs. Too many other negatives to write. But would definately check what you are paying before finalising before you get ripped off. Air conditioning was like a jack hammer. Definitely a place to avoid

Really nice small hotel with individual studio apartments. Great neighbourhood to explore - residential, fairly quiet, lots of restaurants and bakeries and shops to look around, and very close to the Acropolis. Konstantinos gave us a huge number of recommendations for restaurants and bars, and the ones we went to were fantastic. Good air con and good water pressure in the shower. The only note is that there's not really as many kitchen facilities as you'd expect from a place that says it has kitchenette facilities, there's a fridge, a sink, a kettle, a Nespresso maker and a sandwich press.

This comfortable residence was in the perfect location for touring central Athens. We woke up to birdsong from bird in the lovely courtyard. On our arrival Kostas the manager met with us and shared much helpful information with us. He arranged convenient private transfers to and from the airport for us. Each day we made coffee in our room and got pastries from the most amazing bakery at the end of our block before embarking on a day of exploration. There were lots of great shops and restaurants in our area, and we were within walking distance of all attractions. We would stay there again.

The Koukaki Residence is in a neighborhood with bakeries and markets where locals shop (ie, not a touristy area). We stayed in the Gardenia room, and the suite was spacious, clean, fully equipped and we're glad to have stayed in this gem for a few nights! The location is perfect as it is close to the Acropolis, but it is quite far from ATH airport and its owner, Konstantinos ("Kostas") helped arrange for a 'personal transportation service' (AKA taxi) both times. He speaks fluent English, and even took time to highlight on a map, local restaurants, pubs, and things to do. Highly recommend this facility.

I had a very enjoyable stay at The Koukaki Residence during my visit to Athens. Konstantinos - the owner - was a charming and helpful gentleman. He was responsive to my inquiries and prepared a round-trip airport-hotel transfer service for me. He also recommended some cafes and restaurants in the area for authentic Greek food and drinks. The place was walking distance from the major attractions: 10 minutes to the Acropolis and Acropolis Museum, 15 minutes to Plaka, 20 minutes to Monastiraki, and 20 minutes to Syntagma Square. There were plenty of restaurants, coffee shops, bakeries, bars and supermarkets/groceries in the neighborhood. There was no noise in the evening because the nearest main road was a block away. There was an open area with tables and chairs underneath a lemon tree - a nice place to have coffee or tea. I had the Daphne room which was spacious and clean, with comfortable bed, pillows and blankets, functioning hot showers, temperature control, dining table and chairs, sofa, cabinet, and other basic amenities such as electric kettle, nespresso machine and fridge, as well as plates, glasses, spoons, forks, knives, coffee and tea. I was likewise given orange juice and bottled water as welcome items. The tap water was potable, too. Most importantly, the price for each night was reasonable. The place was well-maintained because it was a family property handed down from their grandmother. I highly recommend The Koukaki Place to everyone travelling to Athens, especially first timers. Everything was amazing! Definitely recommend staying here. The apartment we stayed in was Lavender and was clean and bright and excellent air con! Comfy beds. Great neighbourhood, easy walk to lots of bars and restaurants. 10 min walk to Acropolis (go really early!) Not too touristy. Konstantinos was a super star. Lots of help with what to do and where to eat. Even brought us some mozzie repellant! 10,000 out of 10!

Had a great time staying in Koukaki residence. Polite ,friendly and helpful staff made me feel at home from the beginning. Everything in my room was neat and clean. I very much enjoyed both the interior design of my room and the little yard in the back where I would chill for hours! Excellent overall experience. I would definitely visit again!

The place was fantastic and people were very helpful with everything! They told us everything about the neighborhood which we totally loved. It has everything near, it's very safe and it is next to the Acropolis. Plus everything was extra clean.

Very nice appartment, lovely decorations, clean and spacious. It's 10-15 minutes walk to Acropolis, lots of restaurants nearby. Mr Konstantinos was very responsive, informative - giving info all places , and booked the shuttle to/from airport. Highly recommended.
