Nobody around to check you in. Had to use telephone to alert staff of arrival couldn't understand the foreign lady. Didn't see any Staff at all. No clean towels room not cleaned for the entire visit. No ensuite bathroom on landing. Toilet not working cistern lid had been removed shower floor marked and dirty.Bought my own disafectant wipes to clean all areas. Very dissatisfied with this Guest house for the money we paid.

No security or privacy. Upon arriving we received one key which opens the front gate and our room as well. Ours was not the only room in the place which indicates that, as other people needed to use the front gate too, all rooms open with the same key. Not cool. Also, the doors are absolutely not sound-proof and we heard everybody's business (literally as we were in room 1 next to the check in). Only upside was that it's a clean place.

Arrived on Saturday 4th May couldn't get an answer at the door even when seeing people moving about .Eventually getting an answer very poor English was spoken to give our names .When taken to our room down stairs there was cable & tools everywhere & workmen. Our room for very clean & well set out but cold .Unpacking the workman came into our room twice saying he was checking the heating which was still off . We went out and on return the room was freezing & still no heating . In the morning we got locked in the room the door wouldn't open from inside .l phoned the number in the room but the girl on the phone spoke very little English & didn't understand what l was saying .l told her to get someone to let us out .Eventually her father let us out he didn't speak English. No apology or nothing. It was like an overnight at Faulty Towers

I booked a room for June 2024. The policy stated that they will collect payment within 24 hours before arrival. I was charged for the whole stay 3 months before my arrival. I cancelled the reservation (free cancellation period) but they haven’t refunded my card yet. I tried to contact them but they haven’t replied to my message regarding refund.

The hotel overcharge my credit card. I need to change a plan and cancel the reservation within free cancellation period but they charged my card. I’ve messaged the hotels many times but there is no response from the owner or the administrator of this hotel.

I don’t often stay in guest houses, I usually stick to the chain hotels but the gig prices made me look elsewhere. I’m glad I did as I found this fantastic place although I do admit the the scaffolding outside made me a bit anxious. Of course I had no need to be as I was greeted by a very friendly lady who handed me my key and explained the set up. The common areas look very clean, tidy and well maintained as was the shared toilet and shower. The best part was my room which was very stylish and immaculate. It must have been recently refurbished and had a fantastic feature fireplace and lifting. The bed was comfortable and sheets crisp and clean. Not far from the centre of Edinburgh, a very short bus or taxi ride. Will definitely be coming back again

No breakfast!! No parking!! Grubby young woman answered the door. The room was small. Bed linen & towels were beautifully clean. There was no water on the tray or biscuits. We were told that there would be breakfast and parking! Won’t be going back!!

Don't book! Shameful service. We had booked bedrooms 2 months in advance. 8 hours before check in, they decided to cancel the booking on us for alleged "wrong card details". The details were entered automatically via autocompletion, with details that we use regularly on other online purchases. They did not even call us nor tried to reconcile the matter nor warn us. Just sent us an automatic email. Grateful we checked our inbox that morning, for we would have turned up for a bad surprise. As a result, we had to pay twice more expensive for another hotel.

I couldn't make the trip so messaged the Guest house to cancel. No reply on both attempts even though they did reply about parking when I booked. I canceled it through *********** 3 days before my trip but they still took the money from my account. They will not answer the phone or messages and *********** don't seem to care. Would avoid like the plague.
