This family run B&B is a fantastic stay, very friendly and great location. The family room was spacious, very clean and the bed comfortable. The breakfast was lovely quality ingredients used, off road free parking and Wi-Fi available within the room. Definitely worth the money and will be returning.

Nice to be back at Ashburton House for a three night break between Christmas and New Year. We liked the little tweaks that had been made, particularly the in room fridge, which was very handy. The hotel is ideally placed for all that we had planned and we were surprised to see that Scarborough was so busy for the time of year. It was nice to see Margaret and Steve again and to see that they are still continuing to make improvements. Perhaps they might consider getting some of those small ceramic rings, to stand your toothbrushes in. The rooms now have names of places along the East Coast of Yorkshire and our cosy downstairs room is now called Flamborough. We had a thoroughly enjoyable stay, thankyou. Until next time.

Stayed here for a two night break and what a lovely place to stay. Spotless clean, great room and the breakfast is the best, we did not need anything else to eat until our evening meal out. The hosts were lovely and nothing was too much trouble. Planning our next visit already.

We stayed here for the second time and cannot fault it in any way. The service you get from Steven and Margaret to the spacious, immaculate rooms which has everything you need and more. (The little touches are great.) If you pay for the breakfast you will not regret it, again the service, the breakfast selection and the quality of the food used is second to none. We believe this is one of the best places to stop in Scarborough. Ample car parking which is a bonus too. Thank you Steven and Margaret, we will be seeing you again in the future.

Excellent place to stay in Scarborough we love it here and have been many times.Margaret and Steven are wonderful people and do all they can to make your stay amazing.Lovely little extra touches like fridge in the room and tea and coffee making as well as fresh milk.The breakfast is the best we have had and a fantastic choice with everything that you can imagine.The rooms are very comfortable and spotless with comfy beds and decent showers.Already booked our next visit as we prefer a particular room and this place gets booked up quickly.Massive bonus is free parking onsite.

Couldn’t fault this lovely B&B. The service was excellent, loved the way it’s decorated and the owners couldn’t have been friendlier or more helpful. Breakfast was fantastic with something for everyone and it was certainly of a size to set you up for the day. The location was great with easy access to the seafront either by car or on foot. If I ever go back to Scarborough I’d stay here again.

Everything about this place is brilliant, from the owners to the comfy rooms and beautiful breakfast. Owners can’t do enough and are so welcoming and friendly. Definitely one of the best there is. All the food is high end produce and the rooms were spotless with decent sized televisions in. I guarantee you will enjoy your stay.

Perfect hosts rooms are immaculate. Breakfast is amazing with a good selection including a specials board. Would highly recommend this B&B, this was second stay. It's a 10 minute walk to the beach and in the opposite direction it's a 10 minute walk to the train station
