Brand New Home, 4 bedroom 3 bath with Pool, Hot Tub, Cold A/C, large open concept Kitchen and Dining Rooms, Living Room with Large TV and new sectional sofa. Living room has sliding glass doors out to pool area! Master bedroom suite, guest bedrooms: Game Room with TV PlayStation sofa futon sleeper has a sliding door out to the pool, Queen Room and bunk bed room with 3rd bed sofa bed chair is a single sleeper child size. 2 hall bathrooms. Pool and hot tub and covered patio area with BBQ, & patio furniture! Walk into a bright and open Dining and Kitchen area, Living Room and Master bedroom suite is off to the right at the front of the house and the 2 hall baths and laundry closet are the first rooms as you'll go past from the kitchen toward the back of the house and other bedrooms: Game Room with sofa futon sleeper is the first room on the right, it has a sliding door out to the pool and patio area. 3rd bedroom has queen size bed, 4th bedroom: bunk beds and a sofa chair single bed child size mattress. Queen size Air mattress also available. All real beds have brand new organic mattresses! All appliances are brand new! Come be one of our first guests in this beautiful designer furnished and totally remodeled home! Guest access: Guests have access to the entire 4 bedroom 3 bath main house and private backyard With pool and patio. Guests have driveway parking but no Garage access. Garage has been converted into a new Guesthouse which would be a great thing to rent together for larger groups if traveling with in laws or others who wanted privacy but also to be together on the same property. The studio will have its own private patio area and fenced gate in the driveway to access their unit. There is a locked gate separating the studios patio from the pool area which could be opened for groups who rent both the studio and main house. Studio guests will not have pool access otherwise. Guest interaction: We are here for check-in check-out and anything you need in between! Our Goal is that all of our guests' experience is worth a 5 star review. If you are having a less than excellent experience, please contact us right away so we can remedy the problem! Neighborhood overview: We are only 12-15 minutes to your choice of several beaches: La Jolla Shores, Cove, Pacific Beach and only 15 minutes to Downtown San Diego, The Zoo, Balboa Park or Sea World! Additional rules Please also see the pool waiver, below the house rules While our #1 priority is insuring that our valued guests enjoy their stay with us, we also have an equally as important commitment to our neighbors & our community. Below are the house rules that we must enforce. Please read them prior to confirming your reservation. If you are not comfortable with these rules, we encourage you to please make alternate accommodations: • Minimum age policy of 24 years of age unless accompanied by their parent / guardian. (when using instant book; if under 24 please inquire) • No smoking is allowed at any of our properties indoor or outdoor. • Overnight occupancy (including children & infants) is not to exceed the posted maximum occupancy. Occupancy is defined by the total number of people at the property at any time. **NO PARTIES AT ANY TIME – a party is defined as any combination of the following; ANY loud noise &/or excessive drinking that is disruptive to neighboring houses &/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance, Any Exceptions to this policy must be approved in writing prior to the arrival date. • Check-in: Anytime after 4PM Check-out: 11AM The thermostat is locked to a normal and reasonable range to conserve energy. If you require the AC to be colder than the range or the heat warmer, we can unlock the range for a daily fee. The Hot Tub's heating is included in your reservation for free you are welcome to adjust the temperature yourself using the app on the provided tablet. Pool Temperature will be set by the management, please request changes to pool temperature before making them. Pool heating costs $59 / day for gas heating from April through September and $109 / day from October through March (To set the temperature to up to 20 degrees higher than air temperature) Solar Heating is free, when it is sunny the pool can be heated without gas free of charge. Solar only setting is the Only free setting in the pool app. Please still let us know you would like to heat the pool if you change the temperature from what it was set to. If you change the setting from "Solar Only" To "Solar preferred" or Gas heating, you will incur the daily fee for pool heating for the entirety dates of your reservation unless you ask first before turning gas heating on and prepay for the days you want to use it. If you are staying 28 days or longer, disregard the daily fees, there is a utilities cap so you are welcome to use as much heating as you'd like, and any overages will be billed to you. **All Pets must be screened by breed & size before booking. Pet Reservation fee applies, the fee ranges between $95-195 depending on size of pet and length of stay. Pet policy must be signed & adhered to, *(See details below) this includes keeping your pet on a prescription strength flea prevention program to protect the home from fleas. Please do not bring additional unpaid guests or pets on property without prior written permission. We are happy to accommodate visitors, just need to be aware of all guests at all times. Thank you Vacation Rental Agreement will be emailed to you, please check your spam folder if you do not see it in your inbox, this must be e signed before receiving access code and check in instructions. Once e signature is submitted, you will receive your check in instructions via email automatically at 7 days before your check in date. Self Check in is expected, if you would like assistance with Check in, Please let us know your ETA so we can meet you to show you around the property and answer any questions you have. The Cleaning fee is charged to help cover the cost & time of Laundering bedding & towels which are provided clean for each guest. Professional cleaning of 10 man hours is also provided in this fee. Excessive dirtiness may require more than 10 man hours to bring the house back to the level of cleanliness it was provided for guests' arrival, this will be charged to the guest out of the deposit if more than 10 man hours of cleaning is necessary to return it to the level of cleanliness it was in for guests' arrival. Please empty your bagged trash into the outside black & blue (for recycling) cans. Only dispose of bagged trash in cans, & wash & put away dishes before checkout. Check in 4:00 pm Check out 11:00 am Large black trash & blue recycling cans are located on the side of the house & our maintenance man comes to roll them out to the street for pick up weekly. For long term stays of over 29 days, we require Each Adult age 18 or older to pass a rental application, results are immediate, and it checks rent history, credit and criminal background. The cost of each application is $45. We reserve the right to cancel / alter a reservation to 29 days or less if any occupant over 18 years of age refuses the rental application or does not pass it. Mail delivery is not allowed for short term guests, We suggest that you get a PO Box as we do not accept mail at this property unless a rental application has been approved. Packages from Amazon and other stores are not affected by this. For guest stays of 28 days or longer, a utilities cap of $450 is allowed, meaning if you use the utilities in a responsible manner this is a generous amount to cover the typical expenses for maximum occupancy.
