Hello and Welcome to Après Vacation Homes! **Professionally Managed Property locally by Après Vacation Homes** Chimborazo is a newly constructed high-end home ready for visitors who expect and appreciate luxury. The décor is western themed and combines modern and rustic elements, including Native American art and pottery by local artists. Key features include hardwood floors throughout, two kitchens with stainless appliances and high-end quartz countertops. The two master suites include beautiful barnwood accent walls and a large master bathroom with heated floors. The home consists of three floors with one bedroom and bathroom on each. It sleeps up to 12 with 2 king beds, one pull-out queen and 6 twin bunk beds. Bedrooms are richly appointed with high-end linens and bedding that will remind you of sleeping in the very best luxury hotels. Kitchens include artistically designed dishware from Portugal and all of the kitchen features you will need to feed and entertain your family. The first-floor patio is also furnished with a gas grill for your use. Living areas are artistically appointed with beautiful Native-American themed rugs, as well as rich western leather couches. There are three separate seating areas in the home, one on each floor for you to relax and connect with your family and friends, also providing convenient separation for kids and adults. When the weather permits, there is no better place to enjoy the amazing views than from the outdoor balconies on floors 2 and 3, both furnished with new comfortable wicker furniture. An entertainment room on floor one includes entertainment options for every taste, with board games, card games, as well as the newest Xbox linked to a large 65-inch TV. There are 5 large screen TVs in the property, setup with all of the streaming apps, as well as DirecTV and NFL Sunday Ticket. Fast internet for streaming is of course available on every floor. For winter sport enthusiasts, the property is conveniently located just outside of Park City, UT, minutes away from Deer Valley and other ski resorts. The large 2-car garage is fitted with racks for skis and snowboards, and even includes boot-warmers! For summer adventurers, there are two kayaks and two paddle-boards that you're free to use on the Jordanelle reservoir just 5 minutes down the hill. Be sure to use the lifejackets as well! There are also hundreds of miles of hiking and mountain biking trails in the Wasatch and Uinta mountains that surround the property. We are excited to welcome you to Chimborazo! House Rules: 🕓 CHECK-IN / CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time) Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour. 👤 RESERVATION HOLDER The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay. 🔇 NOISE & OCCUPANCY Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. No parties, events, or gatherings of any kind. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and Après may cancel your reservation with no qualifying refund. 🚭 SMOKING / VAPING Absolutely no smoking, vaping, or cannabis use inside or on property grounds. A minimum $500 fine applies for any odor, evidence, or damage caused by smoking. 🚫 PARKING & VEHICLES Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security. 🐾 PETS & SERVICE ANIMALS Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival. Undisclosed pets will incur a $500 violation fee. Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals. 🛋️ HOME CARE & FURNITURE Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee. Outdoor furniture may be repositioned but must be returned to original placement before check-out. Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available. 🌡️ HVAC & ENERGY USE (if applicable) Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable). Adjust thermostats no more than 2–3 degrees at a time. Failure to follow this may cause system damage and result in service/repair charges if negligence is determined. 🚽 TOILET USE & PLUMBING Only flush toilet paper. Do not flush wipes, feminine products, paper towels, or any other materials. Additional cleaning during your stay may be available for an added fee, or mid-stay cleans based on availability with 48-hour advance notice. Excessive mess left at check-out may result in additional cleaning charges. ♨️ HOT TUB / SPA USE (if applicable) No food, glass, or oils/lotions allowed in hot tubs. Children under 12 must be supervised. Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation). Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities. 🔐 SECURITY CAMERAS & SAFETY Exterior security cameras may be present at entrances, driveways, or garages. Cameras are for guest safety, occupancy enforcement, and property protection. There are no cameras inside the home. 🗑️ TRASH & DISPOSAL All trash must be bagged and placed in designated outdoor bins. Bags left outside or on the ground (not in bins) may result in a $85 disposal fee. If bins are full, please notify us during your stay. 📦 MAIL / DELIVERIES Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail. ⚖️ LIABILITY & DAMAGE REPORTING POLICY Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. Guests are required to report any existing damage or concerns within the first 24 hours of arrival. Failure to do so will imply that the property was received in satisfactory condition, and any unreported issues may be assumed to have occurred during the stay. Guests must report all accidental damage prior to check-out. Unreported damage found after departure may be billed to the primary reservation holder. This stunning, 3-bedroom home features a sophisticated modern design, bright and inviting living space, and incredible views from the private outdoor balconies and hot tub! Near the town of Hideout, you are within a 15-minute drive to many of Park City's best outdoor spots such as Jordanelle Reservoir and Deer Valley Resort. With its incredible location and pristine design, you will find it an ideal home base for making memories and exploring all that Park City has to offer! Please note, this home is in a relatively new neighborhood, with construction in progress in certain areas. Guests may hear construction noise during business hours when outside the home, however, no noise is heard inside the home. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am.. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
