"I rarely leave bad reviews, but this hotel deserves it. I called well in advance to cancel my reservation, thinking I was being courteous and giving them time to fill the spot. Despite this, they still charged my card—without my consent. I followed every step they asked and was assured there’d be no fee. Turns out, that meant nothing. When I called to dispute the charge, the staff gave me the runaround and acted like it was somehow my fault. No accountability. No refund. Just a blatant scam hiding behind fine print and fake politeness. Be warned: this place does not honor their word, and they clearly have no problem taking your money even when you play by their rules."

"Ocean View Terrace Inn is a very aesthetic, well cared for boutique motel. My family and I spent the weekend there and were very impressed by the location, amenities, and overall experience. The location itself is right off the highway, but it isn't loud. It's quite peaceful and quiet literally overlooking the water. There are bunnies and hammocks on the grounds and it is serene. The private beach is small but maintained with chaise longues, umbrellas, and even kayaks. The pool is well-tended to, and the grounds have beautiful, colorful flowers. The room itself is clean and well-designed (it has a lovely rain-water showerhead, and the bathrooms are brand new!). It's clear that the owners take great pride in the property (they have a great deal of material on the property's history; it's a family business passed down, and the current generation is doing so much for the hotel!). I personally did not love that we had an adjoining room, but it wasn't a problem. Continental breakfast is included with a vast variety of thoughtful healthy options. The staff were lovely and helpful with their suggestions, and we were able to get a local beach pass to have an excellent beach day. I highly recommend this location to support a lovely family business, especially if you are interested in a seamless family vacation!"

"My wife and I stayed there during August 2025 for a night. All around, really positive. Great bang for your buck and deliciously placed near plenty of public and quit beaches in a quaint area. Debbie and Larry are courteous and generous and very professional. Would love to come here again. Just keep in mind, Montauk Point is still over an hour away and getting further by the year (nothing to do with climate change, just traffic :). Great pool, clean rooms, charming and relaxing!"

"Had such a lovely stay at Penny Lane Hotel. The canal views with the Adirondack chairs were beautiful — the perfect place to enjoy coffee in the morning or watch the sunset. The room was spotless, modern, cozy, and I loved how each one feels like its own little cottage with a private porch. The main house also has a nice sitting area with coffee and continental breakfast in the morning. The manager was incredibly attentive and responsive via text, which made the stay even better. Such a relaxing and welcoming place — I would definitely stay again."

"I'm giving five stars for the hostess (Donna) who was lovely and basically gave us free range to snacks, water, the fridges and even offered to grill a hamburger for me. Also for the location which is one of the nicest beaches of all time and it's literally steps from the cottage. I had the best night ever settling into the cottage and spending an hour on the beach late at night - no one there and amazing. the location cannot be beat - you are right on a spit of land with the bay on one side an the ocean on the other and right near Quogue, Westhampton and Hampton Bays -I had dinner in Westhampton which is a 10 minute drive. Also went for a 22 mile bike ride down and back to the park which is west but east is also a scenic ride. Hardly anyone out this way. Rooms are a bit dated and could use a refresh but AC worked, very comfortable though not luxurious. Well kept up property and I would definitely come back. Rustic but has a great feel and this is more like staying at your friend's house right on the beach. Thanks Donna for being such a fantastic hostess! We appreciate it :-)"
