Luxurious single-level home set on 2.5 acres in Silverleaves. Cognac Beachfront, built in solid limestone boasts a prime north-facing beachfront location. The 4-bedroom, 2-bathroom residence, along with a powder room, is nestled among the sand dunes in Cowes. Enjoy water views from every corner of the house and take a short stroll to the beach or a 20-minute walk to Cowes center. The property features two spacious living rooms and a kitchen that opens onto a covered verandah patio stretching the length of the house. With a combustion fireplace and split system air conditioning, this home is designed for year-round comfort. In summer, the sea breezes provide natural ventilation, making it a perfect retreat for relaxation and rejuvenation. Near new integrated kitchen with modern appliances, including a Fisher & Paykel integrated French door fridge & bottom mount integrated freezer. * Note: Garage is not available. Exception can be made for Moto GP or other big track events. --- LINEN: * Full linen is provided including bath towels.  * Hand towels and face washers are provided for all bathrooms. * Doonas & pillows & blankets are provided.    * Linen for porta-cot is not supplied. * Tea Towels are provided. ---- The house bedding configuration is as follows: Master Bedroom: One Queen bed (2kw Split System Air conditioner) Bedroom 2: One Queen bed (2kw Split System Air conditioner) Bedroom 3: Two single beds   Bedroom 4: Two single beds   ------ FEATURES: * Split System Air Conditioning /Heating (One 8kw splitsystem in the main living area, one 2kw split system in each Queen bedroom). * 75inch smart TV with Netflix subscription for guests. * Coffee machine with coffee pods. * Large laundry with washing machine and dryer. Iron & ironing board. * Porta Cot & highchair are permanent fixtures at the property which are available for your use. --- PETS: Pets are allowed but must have been mentioned during the booking correspondence. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. * IMPORTANT: There is no real fencing at this property, the fencing that does exist is rural style fencing. You may need to consider this when thinking about whether to bring your dog or not. We take no responsibility for the loss of pets. ---- GUEST GUIDELINES, CODE OF CONDUCT & INFORMATION STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents) PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking. Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing etc. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. ----- PETS: Pets are allowed but must be mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. A fine spirit Cognac is an outstanding property in terms of luxury and facilities. The land is enormous and fronts almost directly onto the beach. Great area for kids to play sport and run wild. The beach is safe and great fun in high and low tide. Excellent kitchen and living areas.

Peaceful House The house was magical in that it has wonderful space and accommodates comfortably. The hot weather we experienced revealed the air conditioner was not able to cope, especially with the size of the area. Almost the perfect house. However we enjoyed our stay and with the sea so close cooled off naturally. Thank you for sharing you beautiful house with us.

great vibe for international visitors A brief visit to show overseas family Phillip Island ,and in particular the penguins. The location was great as it was by the beach and lovely for walking into town or along the shore. Large living areas gave us all space, though we hung out a lot in the modern well equipped kitchen. Our visitors were thrilled to interact with the neighbour (owner?) who gave us feed to encourage the wallabies. We really enjoyed our stay and would like to have stayed longer.
