The Linden Leaf Rooms

This hotel is run by an external management company so everything is remote. I booked here for 5 nights at the start of March 2025 and roughly a week prior to staying you get emailed the check in procedure which includes giving them a copy of your government recognised ID, paying £100 damage deposit and a further £10 admin fee. Providing that you don’t trash the place the £100 damage deposit will be returned to you once it’s been in THEIR account for 7-10 days beyond your check out however the bit that I personally disagreed with and the reason that I refused to stay was because the £10 admin fee which they charge in order to ‘look after’ your £100 damage deposit doesn’t get returned to you fully. The management company think that it’s acceptable to skim off £3 of the £10 admin fee. This is off each and every booking and forms the basis of their T&C of booking which is why my advice is to ensure that you can cancel free of charge. For those of you who think this is ok, let me explain this a different way: in order to take a large sum of your money from your account they charge you a further sum of money in order to facilitate the process of giving you back (VERY SLOWLY) the original amount of money that they stake a temporary claim to. Imagine if you took your car to a hand car wash and they charged you for looking after your car keys and returning them to you safely! Is it not the argument that it’s a basic part of their job to do this and that by charging you for this apparent service is basically conning you out of more money on top of the service that you’re actually paying them for? My best advice is AVOID AVOID AVOID, not just this hotel but any which are run by the management company Prim.

Okay. It’s cheap. But don’t think you are getting a deal here. The main room was… clean… ish! I was delighted so find a fan in the room as it was roasting hot but that didn’t work-I shouldn’t have been suprised as it was caked in dust. There was a microwave and a kettle in the room… cool. But one lonely mug for our coffees in the morning so we had to take turns. The bedding-I didn’t know bedding could actually feel this cheap. Two of the thinnest little pillows that didn’t even suffice twice folded. An unfitted sheet that was a touch too small for the bed so it unmade itself after rolling over once. The bathroom-It was not good. The handle of the shower door was hanging off. The shower head itself was in dire need of replacement-it sprayed off in all directions and spun freely. There was mould on the ceiling and the extractor fan was full with at least months of dust. You’ll have no choice but to have the windows open on a hot day and there is a very busy road right outside. Even if you don’t hear noise from inside then you’ll be woken up by the constant slam of heavy doors from the interior of the “hotel”. On our first morning a fire alarm went off at 8AM which of course isn’t their fault but as they have no staff there we had no idea what to do. A local man came and just switched off the fire panel… All in all. Avoid it.

Described as classy but truly grubby and old, no heating in the rooms, rooms were not ready in time and charged £30 for a little child’s nose bleed.When we tried to inform staff there was no reception to let know. Service was absolutely shocking do not recommend

Advertised as Classy & Stylist - it's definitely neither. More like Filthy and Grotty! I have stayed at this hotel before and it was lovely but it appears to have changed hands. I booked for 2 nights but left after 1 (I wouldn't have stayed then but arrived late after a long day at work and couldn't be bothered to leave). I complained and their response was that they would ask the cleaner to check. So they asked the cleaner who cleaned the room to get her/his feedback - ummmmmm. Anyway I supplied photos of the live bug in the shower, the mould around the shower, stains on the floor. There was dirty everywhere - it was really bad! No refund provided - even the 1 night I didn't stay. My Advice - go elsewhere if you don't want to catch something! Such a shame as it used to be so nice, clean and friendly! I've uploaded some pics of the shower but it got worse!

Absolutely awful. 3 night stay featured 2 power cuts, fire alarm activation, (no one on site to organise evacuation) and no hot water for 2 days. Fire alarm was subsequently out of action until Monday (2 days later) as couldn't be reset until then! (Health and Safety? We could have all burned over those two days had there been a fire) Offered £6 refund from prem stays for all our inconvenience eventually got it up to £30 not even a half day and then no refund made still waiting. Thought living on the streets was bad but this is even worse. Only used it to visit my son think we will camp out at Beeston Station next time. Oh yes and TV didn't work. Never again. Sue and Ernie

This company left me and my son stranded for 2 hours in the pouring rain. I paid for a month, did the deposit and they didn't send me a code for entry. For the entire 2 hours we waited in the cold and the rain. I had tons of luggages, they all got soaked because there was no room to get them out of the rain. After waiting while being on the phone with them, yelling at them, ASKING how they can do this to us, I booked another room in another "real" hotel and left because we were worried will be stranded outside all NIGHT. It is hard finding hotel rooms in Nottingham as it is, I had to think of our safety. So I paid over a 1000 pounds and the company is refusing to give my money back. No service provided, I never stepped into the room, because they didn't let me in. I did not breach the non refundable policy, since I was there, I didn't change my mind I showed up. Yet this company doesn't take responsibility and doesn't acknowledge the fact that it was THEIR fault, and refuses to give me my hard earned money back. Not to talk about my luggages soaked through, and we were freezing and shivering. I'd stay away from this fake hotel they are rude and they will steal your money even if you didn't do anything wrong. There are many nice hotels and air bnb in the area, some even cheaper. PS. While we were waiting some people who booked there entered and said they did this to us too. I'd go choose anything else but this place. But again it's your call. As for me I'm staying away from them. Never again. Completely traumatized
