A spacious country home upon 50 acres with some amazing views, plenty of room to relax and close to all the attractions the Mornington Peninsula has to offer. The farmhouse is fully fenced and is upon 1.5 acres within the property. The space Peninsula Flower House is an Australian colonial home built to encompass the breathtaking views across the southern Peninsula and over the ocean. The house sits upon 50 acres of mixed use farming, ranging from an established flower grove (Bob's garden), horse agistment, miniature cows, baby doll sheep and a couple of alpacas. Peninsula Flower House is a world away from the hustle of the city, you will immediately relax and feel at home, there is plenty of privacy available both in the home around the property and yet still be only 10 mins from the nearest town of Rosebud. Upon entry you will be blown away by the feeling of space and comfort, the large open plan kitchen/dining and lounge room is an entertainers dream. The main lounge area has cathedral ceilings and is full of windows so you can absorb the spectacular views over to the West across the ocean. The sunsets are superb from this space and equally the storms or wild weather can be equally breathtaking. When you're not admiring that view there is another amazing view out the rear of this space over the large dam on the property. The house has two wings to it, one side has a full laundry, bathroom with bath and shower, separate toilet, followed by 2 bedrooms and then a second loungeroom/movie room. The second loungeroom/movie room at the far end of one wing is equipped with a large 86 inch television, an open fireplace, beanbags and two twin sofas that easily convert to beds if required. There are 2 kitchens, the main kitchen is fully equipped with a dishwasher, microwave, coffee machine (and coffee) and coffee pod machine for those who prefer simplicity and efficiency. A full inventory comprises crockery & glassware and includes the usual suspects (toaster, kettle, sandwich press) and all utensils, pots and pans. Kitchen 2 has a gas cooktop and exhaust fan for those who like to fry. There is also an outdoor sink upon the deck perfect for preparing fish and BBQ prep there is a 6 burner gas BBQ ready to grill. Three of the four bedrooms are equipped with comfortable King sized beds and also have built in robes, the fourth bedroom comprises of two sets of bunk beds, with all rooms equipped with doors extending onto covered verandahs. The master bedroom is huge and peaceful with it's own ensuite and access to either side of the house verandahs and views into the treed garden. All of the bedrooms and living areas have reverse cycle air-conditioning for guests comfort in all conditions and times of the year. The main loungeroom has a wood burning built in fireplace with fan control for the cosy winters nights, and yes we supply you some wood to burn. Outside there are a variety of outdoor spaces you can relax in, under a mature gum tree or laze about anywhere you choose. The acreage provides natural terrain with established trees and open spaces, there is an abundance of birdlife and kangeroos do frequent the area. Short walks to meet the horses, cows and sheep or just find a sunny spot to sit and relax with a book. Peninsula Flower House is the perfect place for two families, a group of friends, or a large family looking for a place to escape and unwind. The house is predominantly upon one level with just one step down into the large main living area. We are rural, but we also have neighbours, we do not allow schoolies or party people to hire our property. There is also tiny home accommodation outside the house gardens, they sleep two couples and their aspect is away from the farmhouse. We also have a cabin experience upon the east border of our property, this cannot be seen from the farmhouse. All of the visitors only access their immediate space and don't need to go into the farmhouse gardens or space. Guest access- The property isn't connected by public transport, Uber drivers are available at peak times, Taxi services can be limited. Things around- Main shopping precinct is Rosebud only 15mins drive away, there is a magnificent farm gate Hawkes farm just 5 mins away that has a wide variety of fresh local produce. Green Bush National Park is only 1km walk away, where you can cross the Peninsula from bay to ocean. There are many great trails to explore nearby either by foot or mountain bike, or even horseback you are spoiled by choice. Five minutes to Cape Schanck lighthouse and only10 minutes to Peninsula Hot Springs and Alba Thermal Springs. The Southern Peninsula is totally spoiled for surfing options with some excellent spots close by, from beach breaks (Gunnamatta), to reef breaks (Point Leo) and everything in between. St Andrews Brewery is just 10 minutes drive away, and there is a huge variety of distilleries on the Southern Peninsula, all within 30 mins drive, from Penni Ave Vodka in Rye to Jimmy Rum and Bass and Flinders Gin in Dromana. The area is covered with world class wineries, too many to list and many unique experiences are to be found in the area. The Mornington Peninsula is also a mecca for the golfing enthusiast, there are some world class courses right upon your doorstep with the National Golf Club just 5 mins away and the Dunes and Moonah links only 10 minutes the quality is off the scale.
