Sitting in it's own wrap around garden with views onto the fields the barn has an open plan living room with a log burner for cosy nights inside whilst the sun drenched patio offers the ideal spot for alfresco dining or watching the sun go down. A grassed lawn stretching the length of the stable block links with a second patio off the master bedroom suite. It offers plenty of space to relax and unwind all year round.You may spot the local barn owls, bats circling over the garden in the evenings, geese migrating across the skies or muntjac and deer roaming the fields. The barn is situated in the small peaceful hamlet of Runham with a shop and 2 pubs approximately 2 miles away in neighboring villages. From the barn take a gentle walk down to the River Bure across open fields for a picnic or a 20 minute walk along the country roads will lead you to Thrigby Wildlife Gardens. In the village there is a small children's playground and village green.Empty roads and the odd gentle hill makes cycling easy and pleasurable for all abilities. The expansive unspoilt sandy beaches of Caister await 5 miles away for swimming , sand castles and seal spotting, while boat hire on the broads is just 3 miles.Please note that the barn has 2 open steps between the dining area and main living space and a step in the master bedroom. Beach View Cottage is a stylish two bedroom single storey property, with a one bedroom annexe beside it. Together they can sleep six in three bedrooms, with three bathrooms (two are ensuite). The sea views from the cottage are stunning, and there's a beautiful garden, decking area, and direct access to the dunes below via private steps.The property has been recently renovated to a very high standard, and is decorated with a nod to mid century style. At the back of the cottage the living area spans the width of the property, and the dining table in the bay window makes the most of those fabulous sea views. There's a comfortable sofa and chairs, wood burning stove and TV. Keen cooks will love the brand new kitchen at the front of the cottage with a double oven, hob, fridge/freezer, dishwasher, microwave and washing machine. There's also a conservatory on the side of the house.In the main house there are two bedrooms: one with a kingsize bed and an ensuite shower room, and the other has a standard double size bed. The family bathroom has a bath, separate shower, washbasin and WC. The one bedroom annexe is right next to the main house, and has a twin bedroom with ensuite shower room, seating area and kitchenette. Patio doors offer breathtaking sea views. Two dogs are welcome at no additional charge at Beach View. The majority of the garden is enclosed but there is a small area to the right of the decking which doesn't have any fencing. It's a 5-10 minute walk into Hemsby where there are shops, cafes and restaurants as well as amusements. Or if you fancy something quieter it's a 15-20 minute walk to Winterton-on-Sea.Outside the decking area is perfect for morning coffee or evening drinks. Located in Rollesby, a peaceful, Broads village, it is a 7 min stroll to our local farm shop, with a fantastic selection of locally sourced goodies, superb veggies and eggs from the hens you see wandering around as you enter, & a 10 min drive to hire a day boat or launch a kayak on the Norfolk Broads at Thurne or Potter Heigham.The seaside is within easy reach with an abundance of beautiful beaches, most dog friendly & no restrictions; the nearest a 10-minute drive. Our favourite is Winterton which hosts the best Fish & Chip shop.The space:Downstairs you'll enjoy our spacious, well-equipped kitchen with all the appliances you'll need to create your own meals or enjoy a take out from our nearby superb Indian takeaway, 'Planet Spice'.
